OCCUPANCY POLICY
1. Occupancy is based on the number of bedrooms in a unit. (A
bedroom is defined as a space within the premises that is used
primarily for sleeping, with at least one window and a closet for
clothing and at least 70 square feet of space).
2. Two persons are allowed per bedroom.
3. If there are two children, and not same sex, Jennings Properties
will not rent as each child needs their own room.
APPLICATION
PROCESS
1.
All members of applicant’s household over the age of 18 must
complete an application form giving permission for credit and
background checks.
2. A complete and accurate application listing the current and at
least one previous rental reference with phone numbers will be
required
3. Positive identification with a picture will be required along
with a valid social security number
4. Applicants must be able to enter a legal and binding contract.
5. Incomplete, inaccurate of falsified information will be grounds
to denial.
6. Any applicant currently using illegal drugs, previously
convicted of using drugs, or connected to the illegal manufacture or
distribution of a controlled substance shall be rejected
7. Any applicant that has a conviction or outstanding judgment for
any sexual crime will be grounds for denial.
8. Any individual who may constitute a direct threat to the health
and safety of an individual, the complex, or the property of others,
will be denied.
9. There is a non-refundable credit/screening fee of $25.00 dollars
cash for the first applicant (all persons over 18 are screened
individually) and $15 for each additional applicant. No application
will be processed until the fee is paid
10. We only notify approved applicants of their selection.
If you are not approved and wish to know why you were not approved,
you must submit your request in writing, along with picture ID, to
protect applicant’s privacy.
11. Once you have been approved, you will be required to sign a
lease or month to month agreement and pay the minimum refundable
security deposit and first months rent within 24 hours. For all
units not immediately available, you must sign a holding agreement
and submit a non-refundable holding fee equivalent to one month’s
rent within 24 hours.
DISABLED
ACCESSIBILITY
STANDARD allows existing premises to be modified at the full expense
of the disabled person, if the disabled person agrees to restore the
premises to the pre-modified condition. STANDARD requires:
1. Written approval from the landlord before modifications is made.
2. Written assurances that the work will be performed in a
professional manner.
3. Written proposals detailing the extent of the work to be done.
4. Documents identifying the names and qualifications of the
contractors to be used.
5. All appropriate building permits and required licenses made
available for landlord inspection.
INCOME
REQUIREMENTS
1. Monthly income must equal 3 times the stated monthly rent. The
combination of monthly debt payments and rent cannot exceed 50% of
applicant’s income.
2. The last two paycheck stubs from the employer will be required.
Verifiable income will be required for unemployed or self-employed
applicants. Social-security recipients may bring a grant letter as
proof of income. Self-employed applicants will be required to show
proof of income through copies of the previous two-year’s tax
returns.
3. If monthly income does not equal 3 times the state monthly rent,
a security deposit equal to two full month’s rent and a co-signer
will be required.
4. You will be denied if your source of income cannot be verified.
EMPLOYMENT
REQUIREMENTS
1. Two years of verifiable employment will be required.
2. Self-employed applicants will be verified through the state. A
recorded business name or corporate filing will be sufficient to
meet employment requirements. Business must have been established
for at least two years
3. You will be denied if you are unemployed and an alternative
source of income cannot be verified.
RENTAL
REQUIREMENTS
1 Two years of verifiable rental history from a current third party
landlord is required.
2. Home ownership is verified through the county tax assessor.
Mortgage payments must be current.
3. Home ownership negotiated through a land sales contract is
verified through the contract holder and the contract being recorded
at the local recorder’s office
4. Four years of eviction free rental history will be required.
5. A co-signer will be required when rental history does not meet
third party rental criteria, but residency can be verified with
parents, student housing or military housing.
6. Rental history reflecting past due rent or an outstanding
balance will be denied. (A security deposit equal to two full
month’s rent will be accepted when past due rent has been paid and
no additional negative information has been documented).
CREDIT
REQUIREMENTS
1. Good credit will be required.
2. Outstanding bad debt exceeding $100.00 on a credit bureau (i.e.,
slow pay, collections, bankruptcies, repossessions, liens,
judgments, and wage garnishment programs) will require a security
deposit equal to two full month’s rent.
3. Bankruptcies filed within one year from the date of applications
will be denied.
4. Outstanding debt exceeding 40% of income will be denied.
CRIMINAL
CONVICTIONS
1.
Upon receipt of the rental application and screening fee, landlord
shall conduct a search of public records to determine whether the
applicant or any proposed tenant has been convicted of any crime
within the previous seven years. A conviction or convictions for any
felony, or any misdemeanor involving theft, dishonesty, assault,
intimidation, drug-related or weapons charges shall be ground for
denial of the rental-application
Terrorist
Background Check
1. Applicants will be screened for terrorist activities through the
OFAC list provided by the United States Government. Any such name
that appears on this list will be automatically denied unless proof
you are not this person. Additionally, if proof is not submitted
the information is to be reported to the United States government.
